How should real estate agents handle common homeowner and seller objections?

7 steps · 3 min read · Updated October 14, 2026

The short answer

Objection handling in real estate works best as a three-step habit: acknowledge the concern, ask a question to understand it, then answer with real numbers about the homeowner's own home and market. Objections are usually about fear, timing or missing information, not about the agent, so a calm, data-backed response builds more trust than a clever comeback.

The Real Estate Objection Handling Playbook

  1. 1

Objection: "Zillow says my home is worth more"

Online estimates cannot see condition, upgrades or what buyers are paying right now on their street. Do not dismiss the number; explain what it can and cannot see.

    Say this
“That's a great starting point. Online estimates are built from public records, so they can't see inside your home or the most recent sales. Let me walk you through the three closest recent sales so we can see where your home really fits.”
  2. 2

Objection: "We're going to wait until rates drop"

Respect the plan, then make the trade-off visible. Lower rates often bring more buyer competition and higher prices.

    Say this
“That makes sense. Can I ask what rate would make you comfortable? When rates fall, more buyers come back at the same time, which can push prices up. Let's look at what both scenarios would mean for your monthly payment so you can decide with real numbers.”
  3. 3

Objection: "My neighbor sold for more"

Ask what they know about the sale, then compare features, condition and timing honestly.

    Say this
“Good to know. Do you know when they sold and what updates they had done? If it was before prices shifted, or it had a renovated kitchen, that changes the comparison. Let me pull the details so we compare like for like.”
  4. 4

Objection: "We're not ready to sell yet"

Do not push. Offer to stay useful until they are ready.

    Say this
“Completely understand. Would it help if I sent you a quick update on your home's value every few months? That way, when the timing feels right, you'll already know where you stand.”
  5. 5

Objection: "Your commission is too high"

Focus on the net result, not the fee. Show what your pricing, marketing and negotiation are expected to put in their pocket after costs.

    Say this
“I understand, it's a real cost. What matters most is what you walk away with. Let me show you how pricing and negotiation affect your net proceeds so you can compare the full picture, not just the fee.”
  6. 6

Objection: "We'll try selling it ourselves first"

Be supportive and offer something useful with no strings attached, so you are the first call if it stalls.

    Say this
“That's a fair thing to try. Can I send you a current value estimate and the recent nearby sales? It's free, and if you ever want a second opinion, I'm here.”
  7. 7

    The universal objection handling framework

Acknowledge ("That's a fair concern"), ask ("Can I ask what's behind that?"), answer with data about their home, then offer one small next step. Write down every objection you hear and refine your answers over time.
